This is a good idea, I would first get the domain and some hosting together. I would also setup a submission type of thing on your site, that allows people to upload content, pictures, and then submit it, and then its set in an approval configuration so you can manually approve all of the submissions and then open into a dialog with the sellers.

Hi Sara,
I have gone through your requirements and thought to put some words which can help you to achieve what you are looking for.
I would suggest to go for an online website where you can have minimum functionalitity and still achieve your goal.
There can be three sections as below.
1. Website Owner (you)
- You will be able to manage entire website like User details of Property Buyers & Sellers, Property Listings, featured Listings, and all other pages like About Us, Privacy Policy, etc...
2. Proerty Seller (Property owners who want to sell their property)
- These people will have a page where they will be provided with a Form to submit the details of a property they want to sell. ON submission they will be asked to pay a certain amount (set by you).
- Property listing page will have Property Details, Photographs, Cost and all other details.
3. Proerty Buyer (People who want to buy a property)
- Property buyers will access another form and will submit contact requests to the Property sellers and the sellers will get those requests in their email address.
I hope that the above words make sense.

One of the big estate agents in Australia starting doing a similar thing and got loads of publicity for it including the news! I think its a great idea and a natural progression from ebay etc. However it relys on critical mass, you need enough people to post auctions and enough potential bidders - that will require a decent marketing budget and time spent promoting you site

Be aware that most real estate online companies are going down the distressed sales route/bank auction currently, so you will have lots of competition.
Thats not to say it won´t be successful, but you will have to differentiate yourself from the rest and be under no illusion you will spend a lot on either SEO or PPC (or both) to gain visibilty .
You can gauge the appetite for distressed sales/buyers by using the Google adwords tool, that will give you an approximate indication of how many searches are being performed for the specific keyphrases that apply to what areas you want to cover.
The beauty of the internet is that much of the market research you have to do before embarking on a venture is available relatively quickly.

its true there is no way a start up could compete with ebay - you would have to have USP that would make it worthwhile for people to select your service.

Ideas are only feasible, if you have more than the idea, and have some COMPETENCE in that region of buisness. If you had the relevant competence, you would already know what you need.
Do NOT go into that lions den, risking any money because there are wolves waiting for you.
If you have £300 i can rent you a seaonal website which will make £3-400 profit throughout september (proabbaly more like £1,000, but I like to be careful). Its easy to run, and takes about 1hr, every other day.
This made me about £1000 last sepember/Oct, so its a pre made money maker. If you work well, and can underst and the things i teach you, i will give you another site, and another. I am not interested in performing YOUR ideas, to test them out. If anyone works with me, they take this free site, earn some money, prove to me they are willing ot be succesful MY WAY, then they move on tho the next step. This will be PART TIME for several months, as you and your online business grow.
I dont bother explaining what I have for you in the long term any more, because its like "throwing pearls before swine". People just keep questioning what Im offering, and it becomes insulting, as I try to convince a complete novice, that I should be in control of the website, not him/her. In other words, Im not entertaining pigs, who have got no money, and must drink at weekends.
If you can see the light, please ASK, to see some more.

Hi,
I don't know if you are familiar with share tading platforms, there you can buy or short shares.
You see when you buy a house its like longing the property, but there is no site that allows you to short you own house, not even ebay.
Allow a platform where people can sell their houses and still stay in it but where they still pay rent (reduced better) to the new owner.
If somehow the price falls below the price they shorted at, they can buy back the house cheaper than they shorted it, thus making a profit.
Even in a distressed market, you can make money.
But wholesale_uk and jayguy are right ebay already exists with this idea, you have tpo offer something they and other sites are not offerring like shorting.
