Check whether there are a lot of businesses in the area - office workers make a nice, loyal lunchtime trade. The guys who set up coffee shop and deli Amano also spent a while checking out footfall. Check out this article for more tips.

Real business - thank you for the feedback.. It is in a very popular area for lunch and coffees. Interesting read about Amano. Like the concept but its a bit far out for my little townside cafe at the moment. Mundo appreciation my freind.

If you haven't already got some demographic data on the location I may be able to help. I run a information service for small businesses. If you need any demographic data contact me. i.e whats the age of the population near your location? average income? social grouping? what jobs do they have? etc
These stats should help you work out if the location is right, and also areas around the location to target your marketing.
