Hi there folks, im looking to step into the big world of property development soon.
Does anyone have any advice ? Websites ? Reccomended books etc?
I am planning all types of developments inc new builds, run downs and so on.
Any help or detials would be appreciated

Scott,
For a specific property sites you could try singingpig.co.uk, although it has gone a bit adversarial lately. Some of the older posts are well worth a read.
The property books on taxcafe.co.uk are pretty decent.
But overall I would say research, research, research, buy in areas you know really well and start with a relatively small project as a learning experience so you don’t risk too much at the beginning.

Hi Nicol,
Contact Inland Revenue either by phone or check out their website and see what tax is involved. It's not as straight forward as some people think it is.
If you do a search for "property development" and for "self build" there are lots of UK resource sites to look at.
With the UK industry on full run with property developments there is a huge wealth of information out there.
I would recommend visiting property/home exhbitions that run through out the year up and down the country. With these events you get to meet companies that would be able to guide you through this very difficult subject, from how to plan, what materials, tax costs, loans, agents etc.. the list goes on.
The main on in Birmingham finished in Aug.
Keep an eye out for homebuildingshow.co.uk and idealhome.co.uk, these are the biggest exhbitions in the country and would be able to help further in one way or another.

Hi Nicol,
My main advice would be to research the area well. There are lots of people out there wanting your money in return for advice, when all they offer is common sense and obvious.
Just do your research!
On a related subject, does anybody know of any lenders who will accept gifted deposits (15%+) on buy to let properties?

Try www.propertyknowhow.com. Great mentoring, no hard sales push and they are honest, open and ethical. Free advice etc etc.
