Hi All,
I am interested in property investment and development. Can anyone recommend a good book on the market please?

Lorna,
There are a lot of charlatans in the property investment advice field, so make sure you know who you are dealing with.
As a general economic comment, don’t forget to factor into you planning that in general rental yields are falling fast in many areas (both due to increasing house prices and lower gross rental values due to over supply of let property) , and interest rates due to rise by at least a full 1% in the next 12 months according to most commentators.
If you need some tax advice pre investing, please let me know. This is something I deal with a lot, and can help you plan around the common errors that seem to get ignored in the property forums which seem to be built around an unshaken assumption that house prices will keep on rising at 10-20% per annum. I don’t mean to downbeat, but I am getting a lot of people coming through now who have got burnt, especially those trying to do rennovations for example.

"good book on the market please" No such thing - there is no single market - there are multiple markets - infact in my opinion every property is in its own market - it just depends what you pay for it. There are lots of ways of buying property for investment so it depends on what you are looking for - buy to sell, refurbshing, developing, buying 2 let - you name it! It is a tough world out there in property - if you want to get ahead- get the skills to do it by yourself - and do not use companies to build your portfolio for you. Thats the biggest tip I can give you.

There are a few good discussion forums out there for advice.
http://www.propertyforums.co.uk is good, new though but good.
housemouse is good (as already mentioned)

Also playing Monopoly is a good way to see how things work
(no joke). Beats buying overpriced copied versions that are sold on some sites.
For development, try Sarah Beeny books and check out the areas you are looking at and talk to the local estate agents.

Yep Sarah Beeny's (her of Property Ladder fame) books are good. But to be honest most of these type of books emphasise the simple point that you've got to research your area and know who you're marketing to as (to quote Robert Kiyosaki) "profit is made when you buy not when you sell", i.e. get the right property in the right area for a good price and you'll make more than buying any old ropey house and slapping some paint round.

Don't laugh, but Darlington and the surrounding area is rocketing at present. House prices in the north east are still rising rapidly and certain areas are bound to bring in a great return on a good investment. I wish I had the capital to do it...
