Hello this is my first post on this board and I would like some advice about one of the business ideas I have. I would like to open a bar in my hometown.
The problem I am having at the moment is finding suitable premises. Does anyone know anything about the way different commercial properties are zones with regards to what they can be used for and how easy it is to change the use? Any ideas or information would really help me out at this stage.

Alastair,
All commercial properties have a usage classification, for example A3 is for restaurants, hot food and bar type usage. To get a full definition of what is covered by each classification you need to pop down to your location council offices and talk to someone in planning. At times certain usage is open to interpretation. Coffee Shops for example can operate under A1 and A3, depending on the local planning department. So make sure you understand which one your purpose fits under.
If you want to apply for a change:
1.Naturally talk to the (potential) landlord, to see if they have any objections to the change.
2.Talk to the planning department to see if at first glance they have any objections. They all have policies, which your change application may contravene. They can tell you this over the phone, and knowing this upfront could save you a lot of money and time.
3.As you are looking at it for bar work also check with the council on any licensing issues. You’ll need to get this approved too.
You can get the application forms again from your planning department, or you could instruct a Planning Consultant to do the paperwork for you.
If you haven’t got the lease or freehold in place, it may be worth considering getting it all signed up with the final completion subject to planning approval. You don’t want the price to go up after you have put in the hard work!
Oh, and while you are down at the council offices have a chat with the Health & Safety, Food Hygiene guys and get details for your nearby Fire Prevention Officer.

hello nigel here
seen as you want to open a bar.
you need a licence for alcohol, fruit machine etc, and also if its going to be open out side of normal hours you will need approval.
Also if selling food you will need to inform health and safety.
Before signing anything make sure a solicitor goes though it with you.
