This is a great opportunity for you to run your own residential lettings business under the Surelet banner and with careful guidance from the highly experienced Surelet Directors and staff. Your surelet property franchise can be operated from an inexpensive ground or first floor office in any well-populated area. As the Surelet property franchises network develops, you will benefit increasingly from surelet’s strong branding, marketing and networking opportunities, which result from being part of a nationwide team. Your work will involve marketing rental properties on behalf of landlords and "matching" tenants to suitable accommodation. You will operate mainly from your surelet office but will also need to visit properties for such purposes as to conduct property appraisals and viewings.
Type Of Franchisees
Rather than any particular background, we are seeking franchisees who enjoy dealing with a broad cross-section of the general public. Surelet franchisees should be ethical, hard-working, generally preferring sales-orientated activities to paperwork, and must display the necessary determination to suceed in a demanding but very worthwhile business.
Training And Support
You will attend a residential training course, teaching you how to run your new surelet business. This training will take place at the Franchise Training Office and you will learn every aspect of the business including company set up, sales and marketing methods, operating systems, viewings, inventories, appraisals and reporting. You will also spend time at the Surelet Management Centre and will gain practical experience of the surelet Gloucester lettings office. The main instruction will be from Colin Poole, Surelet MD, who has had many years lettings and management experience. As part of your Franchise Package, you will be entitled to an additional 10 full days of "hand holding" by a member of the surelet team at the important times in the development of your business. From then onwards - and for as long as you reamin a Surelet franchisee - you will continue to benefit from regular direct contact with the senior management via national and regional meetings, training seminars etc.
Financial Details
The fee is £19,995 for the Franchise Package, plus an estimated further £10,000 to cover additional set-up costs. Both these figures are exclusive of VAT. As with any business you will also need enough working capital to adequately fund you in the early stages including an allowance for ongoing newspaper advertising and local promotion. A Management Services Fee representing 8% of your Commission Income is payable on a continuing monthly basis. This covers the ongoing services provided to you by the franchisor. You will also be required to make a monthly contribution towards the cost of national advertising and promotional activity. This amount is calculated as 2% of your monthly commission Income. Our financial projections show that with 120 managed lettings during the year it should be possible to achieve a gross profit of around £84,000. Increase this to 180 lettings a gross profit of £126,000 before tax & franchisees drawings.
