Hi everyone
I'm new to this, I've been visiting this website for the last couple of months and have found it very interesting and extremely helpful.
I am thinking of starting an estate agent business, I have enough money to set up and some set aside. Is there anyone out there that has set up an estate agents, if so, how do you go about persuading customers to sell their property through someone who is new to this business? Do you go knocking on doors with "for sale" signs outside and pretend that you have the experience and offer a flat fee which is less than your competition? How could you get them to change from their current agent?
I would be really grateful for any advice anyone can offer.
I feel it's time to start my own business and estate agency really appeals.

spidersites: I don't think the question was about websites..
If you want to get an estate agents up and running you will probably be focused generally on your local area to start with. Finding customers will be through the usual channels like local newspapers and flyers, radio advertising, all possibly tied in with an introductory offer, or a free bottle of LouisXIII for the first clients. You would probably also merge this with letting properties, (just to get some business coming in)
If you need a website, find a good webdesigner.

Hi Buying first time,
I had a look at your site for the first time and my initial comments would be that your google ads and the flashy bright green loan advert doesn’t do it for me.
Great potential though, could be a great site

not meant to put the site down as i think it could really work it was just i didnt like the ads, it turns me off any site.

Hi Helen,
I am also new to this and came across it by simply doing research online. I want to start up my own estate agents also and you seem to have exact same thoughts as me, 'knock on peoples doors' etc!!
I love property, always have and i hate working for other people!!
Don't have much capital to invest but can get business loan and grants hopefully etc etc.
I do think that to start we would need to do the contacting people with property on market already and work from there until people start to notice the business.
What stage are you actually at?? Have you taken any courses or have you plenty of experience??
Maybe we can bounce idea around to help each other.

I am in the early stages, like you I am fed up of working for someone else, if I am going to work I'd rather be doing something I enjoy and lining my own pocket!
I was chatting with my mortgage advisor and he said that he leaflet drops approx. 10,000 a month telling people that he could sell their house in so many days with the intention of buying the property himself at a reduced rate and selling it on at a profit. He knows that the people who contact him are possibly having financial problems and need a quick sale. He usually only buys 1 property a month and gets at least 10 calls a week which he would pass on to me to contact.
As far as I know you don't need any formal qualifications to start up, however it would help. I've worked for a small co. in the past where we would purchase apartments from plan and sell/rent out on completion.
